In our monthly newsletter that we mail to residents of Heron Creek, we noted that 41 sales in 2007 took place according to the Alliance MLS. We averaged out all the listings and sales prices and square footage without regard for amenities such as pools and 3 car garages etc. The average listing was priced to sell at 181/ft ac. The average sale occurred at 160/ft ac. The numbers help to bring some clarity in pricing homes. Everyone's home is special. Most sellers will tell us, ours is different. Such a business!. We are curious why appraisers ask us what did we price the home at? Don't appraisers know?
Our most recent listing is a beautiful 3//2/3 with pool/spa and a gorgeous view of the 8th hole on the Creek Nine Course at Heron Creek. It's 2403 ft/ac and is priced at $409,000. We think it's priced to attract interest and the home "like most" is different. It is a beautiful home and we shall see what traffic can be created. .
