We changed the price on our MLS System and then designed a post card to e-mail to our data base. We are always seeking e-mail addresses from people we meet, friends, anyone. We want to keep getting our information out to the public. We announced the price change and also decided on an Open House. We always, always do an Open House for our customers. We like meeting our neighbors, friends and prospects. Our customers like to know we are doing everything we can to market their home.We meet agents, nice people and have fun doing them.&amp;nbsp;&lt;/p&gt;&lt;p&gt;We posted the Open house on our MLS Website. That lets every agent know what we are doing and when and where. We add it to our Realty Generator Website for the same reason. We add the Open House info to our Realtor.Com website. In addition we add it to our &lt;a href="http://www.venicegolfrealestate.com/"&gt;www.venicegolfrealestate.com&lt;/a&gt; website. This automatically syndicates the open house with google, yahoo, and just about every major search engine and website available. In addition we add it to Craig&amp;#39;s list and promote it there. So here is a quick blog. We drove to Lakeland Fl. yesterday for an awards program. Our company Exit Realty sponsors a program called the Exit 50G Strategy. It allows our listing customers (sellers) the opportunity to escrow&amp;nbsp;$500 upon sale of their home into a pool of money. When 100 homes in the program are sold, $50,0000 has been accummulated and each agent responsible for the buy side of the 100 homes has a 1 in 100 chance to win the $50,000. Exit believes most agents would rather sell a home that offers them a possibility of an extra $50,000. Sounds good to me. So yesterday we had a shot at it. We didn&amp;#39;t win, by the way. We had fun, saw old friends, had a nice lunch. The way the winner was selected was via a 20 question multiple choice test on &amp;quot;History&amp;quot;. We decided to try some. I was more interested than Cecelia. She is always there to support me even when she&amp;#39;s not too excited about a particular hair brained scheme I might have.Over time we accumulated 10 Listings. 7 were with one person who overbought every home at terrible prices. Her records were inadequate and as a result we spent some dollars and learned some lessons and moved on. WE completed our first short sale on 6/30/08. It was difficult to do and we were thrilled to get it done. The IRS had a lien on the property. The lender was owed about 120k and the IRS 20k. The&amp;nbsp;seller had been working with the IRS for an Offer in Compromise. We hired a former IRS employee and she advised us how to proceed. The IRS accepted an Offer in&amp;nbsp;Compromise for about 3000. The also said they would discharge the lien if the item was on the HUD statement and the money was sent to them along with the Approval Letter of the short sale from the lender. The buyer agreed to pay the&amp;nbsp;IRS the 3000 at closing. The lender supplied the appropriate document for the IRS. The Title Company took care of everything and we got it done. It was nice to get the IRS to cooperate. They couldn&amp;#39;t have been more helpful. We can now say we are experts. We did both sides. The&amp;nbsp;home owner received a write-off from the bank in excess of 120000 + the IRS problem went from 20000 to Nothing. The Home owner has severe health issues and was under a great deal of stress. It wasn&amp;#39;t like he was trying to make a killing. We were glad to help him take care of his problem.&lt;/p&gt;&lt;p&gt;That&amp;#39;s it One down 2 cooking 5 more potentials and we&amp;#39;ll let you know what happens. I know I am starting to get better ever so slowly on websites and marketing.I hear people talking about clicks and all kinds of things and I&amp;#39;m starting to recognize terms.&lt;/p&gt;&lt;p&gt;I also realize my sentences are supposed to be short. I just went to my website and went to recent activity under prospects and saw I had a whole bunch of telephone numbers and requests for info on several of my listings and&amp;nbsp;I&amp;#39;ve been looking for buyers,unaware I am becoming a massive force on the INTERNET. (&amp;nbsp;kidding)&lt;/p&gt;&lt;p&gt;I&amp;#39;m still messed up with contact software. I&amp;#39;m open to suggestion. I use Act. Exit Promo, Outlook, Gmail, Point2NLS. I&amp;#39;m starting to love Point2NLS. I met my newest buddy on the Internet, a lady from the Sarasota are. She has been so helpful to me. I keep getting off my point.&lt;/p&gt;&lt;p&gt;If you&amp;#39;re not checking your e-mail and getting back asap to people that leave phone numbers, you are probably costing yourself money. I realize by saying this, I am probably the only one guilty of this. So if that is the case I learned my lesson yesterday.&lt;/p&gt;&lt;p&gt;At last the point. I came home from an Open house, &amp;nbsp;checked my e-mail and found a message from POINT2NLS that I opened up. I had a prospect with a telephone number. I dialed. They answered. We met. We showed them property.&lt;/p&gt;&lt;p&gt;They are coming back today. I haven&amp;#39;t spent the money yet, but I do know they are going to buy something and it will be my first from a lead from&amp;nbsp;our website. The average sale occurred at 160/ft ac. The numbers help to bring some clarity in pricing homes. Everyone&amp;#39;s home is special. Most sellers will tell us, ours is different. Such a business!. We are curious why appraisers ask us what did we price the home at? Don&amp;#39;t appraisers know? &lt;/p&gt;&lt;p&gt;Our most recent listing is a beautiful 3//2/3 with pool/spa and a gorgeous view of the 8th hole on the Creek Nine Course at Heron Creek. I&amp;#39;d use the downloaded spell checker except when I click on it, I get a message saying &lt;/p&gt;&lt;p&gt;it hasn&amp;#39;t been downloaded &amp;gt; swear I&amp;#39;ve done it 3 times and it&amp;#39;s hiding in my computer, lurking, waiting to get me. Anyway my apologies for spelling. Also isn&amp;#39;t there a category for humor? If not I&amp;#39;m doomed. If my wife ever finds out about this I&amp;#39;m in trouble. Sure I kept her around for 44 years. If I&amp;#39;m interpreting this correctly I&amp;nbsp; (we) have been walking the streets of our neigborhood with my badge on for over 3 years harrassing people, pleading for listings, insulting other agents, publishing a newsletter, working the crowd, and now you (I&amp;#39;m spending $50/mo I think) want me to buy my own neighborhood for $20. I have no money left. Could I get my house and 4886 and I think 4992 likes us. Now that we know almost everything about the business (kidding-going on our 4th year and open to ideas, suggestions etc&amp;nbsp;) we are using our interpretation of &amp;quot;the law of big numbers. In our community there are &lt;strong&gt;85 homes that we know of on the local MLS Boards + at least 7 FSBOs&lt;/strong&gt;. The average price &lt;strong&gt;List Price/FT/under air is $181&lt;/strong&gt;. The average sold price for the 38 homes that have sold is &lt;strong&gt;$161/FT/under air&lt;/strong&gt;. If our customer/prospect is outside the high number, we will ask why and so far it&amp;#39;s usually &amp;quot;My Home is Different &amp;quot;&amp;nbsp;We will work on finding out why that is and is it justifiable. &lt;/p&gt;&lt;p&gt;That is a BIG CLUE to work with when pricing a home or doing a listing presentation. We&amp;#39;re sure there are more sophisticated ways to go about pricing, but it certainly has taken care of the &amp;quot; my home is different&amp;quot; situation for us. &lt;/p&gt;&lt;p&gt;Thank you in advance for letting us know your opinion about pricing.
