  • Marketing Homes in Heron Creek

    Last week one of our customers called and said I must sell my home quickly. Drop the price to $159,900. That will make it the lowest priced villa on the golf course in Heron Creek. We changed the price on our MLS System and then designed a post card to e-mail to our data base. We are always seeking e-mail addresses from people we meet, friends, anyone. We want to keep getting our information out to the public. We announced the price change and also decided on an Open House. We always, always do an Open House for our customers. We like meeting our neighbors, friends and prospects. Our customers like to know we are doing everything we can to market their home.We meet agents, nice people and have fun doing them. 

    We posted the Open house on our MLS Website. That lets every agent know what we are doing and when and where. We add it to our Realty Generator Website for the same reason. We add the Open House info to our Realtor.Com website. In addition we add it to our www.venicegolfrealestate.com website. This automatically syndicates the open house with google, yahoo, and just about every major search engine and website available. In addition we add it to Craig's list and promote it there. It's not heavy listing but it takes time to get this done.   

    Cecelia, Gabe and I decided we would open 3 homes that are priced well below the average per ft price for Heron Creek.So we put signs out, print additional flyers, buy refreshments and get cracking. We usually run them from 1-3 PM. We had 10 visitors to our Villa Listing. Two couples are serious prospects, however they have homes to sell in other areas first. Naturally we add them to our data base and update them automatically on what's happening in Heron Creek. .

  • BLOGGING FOR BUSINESS

    Our webmaster informed me (Cecelia and I are a team- she is the brains and beauty, I am the muscle and the not afraid to embarrass myself guy) we must blog consistently (twice a week) in order for search engines to better notice us. So here is a quick blog. We drove to Lakeland Fl. yesterday for an awards program. Our company Exit Realty sponsors a program called the Exit 50G Strategy. It allows our listing customers (sellers) the opportunity to escrow $500 upon sale of their home into a pool of money. When 100 homes in the program are sold, $50,0000 has been accummulated and each agent responsible for the buy side of the 100 homes has a 1 in 100 chance to win the $50,000. Exit believes most agents would rather sell a home that offers them a possibility of an extra $50,000. Sounds good to me. So yesterday we had a shot at it. We didn't win, by the way. We had fun, saw old friends, had a nice lunch. The way the winner was selected was via a 20 question multiple choice test on "History". The questions were tough and fair and a Realtor from Exit in Lakeland won it.It's a great idea and my company has it. and that's our story and we are sticking to it.

  • A completed Short Sale

    We took a three hour course to familiarize ourselves with short sales. We decided to try some. I was more interested than Cecelia. She is always there to support me even when she's not too excited about a particular hair brained scheme I might have.Over time we accumulated 10 Listings. 7 were with one person who overbought every home at terrible prices. Her records were inadequate and as a result we spent some dollars and learned some lessons and moved on. WE completed our first short sale on 6/30/08. It was difficult to do and we were thrilled to get it done. The IRS had a lien on the property. The lender was owed about 120k and the IRS 20k. The seller had been working with the IRS for an Offer in Compromise. We hired a former IRS employee and she advised us how to proceed. The IRS accepted an Offer in Compromise for about 3000. The also said they would discharge the lien if the item was on the HUD statement and the money was sent to them along with the Approval Letter of the short sale from the lender. The buyer agreed to pay the IRS the 3000 at closing. The lender supplied the appropriate document for the IRS. The Title Company took care of everything and we got it done. It was nice to get the IRS to cooperate. They couldn't have been more helpful. We can now say we are experts. We did both sides. The home owner received a write-off from the bank in excess of 120000 + the IRS problem went from 20000 to Nothing. The Home owner has severe health issues and was under a great deal of stress. It wasn't like he was trying to make a killing. We were glad to help him take care of his problem.

  • Promotions and Home Staging

    We kept hearing about what a difference Home Staging makes. Cecelia is forever watching Real Estate Shows on channel 41 -flip that decorator- decorate that curb-I'm sure you know the ones- they are always on when ultimate fighting is on- anyway we had the opportunity to meet 2 people that have a home staging company and we liked them. We met and discussed several possibilities and came up with a project. We want to sell houses and promote Heron Creek, where we live. They want to grow their business and "show their stuff". We are doing an open house featuring a "Home Staged House". It will be for agents next Wednesday, Aug 6th at 5092 Whispering Oaks Dr North Port, Fl. 34287. It will begin with a caravan from our office and run until 5 PM Wed. We and our Home Stagers will be available to answer questions about the value of home staging in marketing a property. Naturally we won't object if one of the brokers wants to sell our listing or look at others. Brokers will be able to see before pictures and compare with the finished product. Soft drinks and refreshments will be served and there will be a drawing for a special prize for one of the lucky Realtors. Please come and see what  value a staged house adds. By the way this is a nice 3/2/2 attached villa and we haven't seen the staged version yet.     There are buyers out there if the home is priced to sell. This is today's Market. A home is worth what someone is willing to pay for it. It doesn't matter what anyone thinks. It's what is. The nice thing is when reality sets in and a home is priced right and it goes under contract, there is usually a great sense of relief. 

    Years ago we bought a home in Quincy, Ma. It was agonizing trying to sell it. I got to the stage, when someone asked "how big are the "radiators" (I bet half of the readers-I forgot I have no readers- don't know what a radiator is, I replied, " Lady they are so big we can hardly fit in the house" Then I got a Realtor and we sold the house and I can't remember how much we sold it for. I was so concerned about the price and I don't even remember. 

    My wife keeps reminding me "Let Go" It's a good way to be. Here is Reality in the real estate market.
